Building an honest one

Pick 5–15 listings a guest would genuinely consider instead of yours. Matching on location and capacity but ignoring quality tier is the classic mistake — a designer loft and a dated flat aren't competitors at any price.

Using it

If your occupancy trails the comp set, price or presentation is off. If you're full months out while they aren't, you're underpriced.
