What percentage does Airbnb take from hosts in 2026?
Airbnb charges most hosts a single host-only service fee of 15.5% of the booking subtotal. The old 3% host / ~14% guest split was retired for nearly all hosts between August and December 2025.

What changed in late 2025
Airbnb consolidated its split fee (host ~3% + guest ~14%) into one host-paid fee of 15.5%. Guest-facing prices look cleaner; hosts now carry the whole platform cost visibly. Most hosts responded by raising nightly rates a step to keep net income level — as did the market around them.
What the fee is charged on
The booking subtotal: your nightly rate plus cleaning and extra-guest fees, before taxes. A €500 stay with a €60 cleaning fee is charged 15.5% of €560 — about €87 — leaving a payout near €473.
How to think about it
You can't negotiate the platform fee, but you control everything that determines whether 84.5% of a GOOD number reaches you: pricing, occupancy, reviews and response speed. That's where management — human or AI — earns or wastes its keep.
