Airbnb management fees explained: what hosts really pay in 2026
Full-service Airbnb managers charge 15–30% of booking revenue; software tools charge $9–50/month plus ~1%; AI-managed services now do the full job for as little as 2% per booking.
- Traditional full-service managers: 15–30% of revenue (Houst 14–20%, GuestReady from 15%, Pass the Keys ~20% + VAT, Vacasa/Sykes/Awaze 20–35%)
- Half-service / marketing-only: 5–10% (Travelnest 5%, Evolve 10%) — guest messaging and ops mostly stay with you
- Software (you do the work): $9–50/month + ~1% per booking (Guesty Lite and similar)
- AI-managed full service: 2% per booking (Stays) — same scope as full-service, software cost base
- All of the above are charged on top of the platform's own fee (e.g. Airbnb's 15.5% host fee)
What the percentage actually buys
A genuine full-service fee covers listing creation and updates, pricing, all guest communication, cleaning coordination, key logistics and payout reporting. When a cheaper service quotes 5–10%, read the scope line by line — usually guest messaging, cleaning or pricing stays your job, which is the majority of the actual work.
Why the traditional number is 15–30%
Human managers pay local staff to answer messages, schedule cleaners and adjust prices. Labour scales with properties, so the fee can't structurally fall — a manager charging 20% of a €30,000/year flat is earning €6,000 to fund that payroll.
Why AI changes the floor
The recurring work — messages, pricing moves, cleaner dispatch, calendar sync — is precisely what software agents now do at near-zero marginal cost. That's not a discount strategy; it's a different cost base. It's why Stays charges 2% for full scope and why that number isn't a loss-leader.
The fee stack nobody shows you
Whatever manager you pick, the platform fee comes first: Airbnb takes 15.5% from hosts on nearly all bookings since late 2025. A host on a 20% manager therefore nets roughly 64.5 cents of each euro. On a 2% service the same euro nets about 82.5 cents.
The honest answers.
How can you charge 2% when others charge 15–30%?
Because our costs are different, not our service. Traditional managers pay local teams to answer messages, coordinate cleaners and update prices by hand. Our AI does that work at near-zero cost, so we don't need your margin to cover salaries. Cleaning itself is paid by guests through cleaning fees, exactly as it works on Airbnb today.
How and when do I get paid?
Guest payments are processed by the booking channels and paid out to your bank account, minus our 2% fee. Every booking, fee and payout is itemised in your monthly summary — there are no other charges from us.
