How it works

Airbnb management in Charleston: the strictest big-demand market

Charleston pairs deep visitor demand with some of the strictest STR rules of any US city: whole-home short-term rentals are prohibited in most residential districts, and legal operation generally requires owner-occupancy and a permit. Managers charge 20–30% where operation is legal at all.

Charleston hosting, key facts
  • Most residential districts: non-owner-occupied whole-home STRs are not permitted
  • Legal STRs generally require a permit tied to owner-occupancy (category rules differ on/off the peninsula)
  • Where legal, typical management fees run 20–30%
  • Demand is strong year-round with spring/fall peaks and event spikes
  • Enforcement is real: fines and shutdowns for unpermitted operation are routine

Read the rules before the listings

Charleston's ordinance makes the common investor model — buy a house, rent it whole-home on Airbnb — unlawful across most of the city. The permits that exist largely require the owner living on-site. Anyone selling you "Charleston Airbnb returns" without leading with this is selling fiction.

What legal hosting looks like

Owner-occupied rentals of part of a dwelling, properly permitted, in eligible districts — plus commercially zoned exceptions. For those hosts the market is excellent: strong year-round demand, high weekend rates, a genuine hospitality culture to live up to.

Where management fits

For permitted hosts, the work is the same recurring loop as anywhere — enquiries, pricing, turnovers, reviews — and owner-occupiers feel the messaging burden most because guests are literally downstairs. Automating the layer that interrupts dinner, while keeping the human warmth that owner-occupancy is FOR, is the right split here.

The honest answers.

Which regulations apply to my property?

Short-term rental rules vary by city — registration numbers, night caps, tax collection. During onboarding we flag what applies to your address and what's needed to list legally. We're not a law firm, but we won't publish a listing that's obviously non-compliant.

What do I actually have to do?

Send photos and your address, approve the listing we write, and tell us how you handle keys and cleaning today (we'll plug into it, or set you up with a smart lock or local cleaner network). After that: nothing. You'll get a monthly summary and payouts to your bank account.
